Project management

Start to finish, or step in partway

Southeast Const. can run a residential project from start to finish. Demolition, structure, trades, fit-out and handover, managed as one job with one point of contact. If your build has stalled, we can also pick it up where it stopped.

Two situations we are often called for

Owner-builders. You hold the permit and want to stay in control of the decisions, but need someone who can run the site day to day, line up the trades in the right order and keep the job moving. We can take on as much or as little of that as you want.

Stalled projects. If a builder has left site partway through, we can take the job over and finish it. These start with a site and documentation review so everyone knows what has been completed, what needs rectifying and what is left to do, before any pricing is discussed.

How a managed project runs

  1. Initial consultation

    We talk through what you are building, where the project sits today, and what you want us to take on.

  2. Plans and site review

    We go through the drawings, permits and documentation, and walk the site. On a takeover this is where we record exactly what has been done.

  3. Scope, program and quote

    A written scope of the works we will deliver, a realistic program, and pricing against it.

  4. Trades engaged and scheduled

    We bring in the trades in the right sequence and keep them to the program.

  5. Construction and progress updates

    Work carried out with regular updates, and any variation raised at the time rather than at the end.

  6. Completion and handover

    Any defects worked through, the site cleaned up, and the job handed over complete.

The process

How a steel job runs

  1. You send your plans

    Engineering drawings, architectural plans or measurements, along with the site address and the dates you are working towards.

  2. We review the requirements

    We check members, connections, access and lifting requirements, and come back with any questions before pricing.

  3. You receive a quote

    A written quote covering supply, fabrication and, where required, delivery and installation.

  4. Fabrication and scheduling confirmed

    On acceptance we confirm fabrication and lock in dates that suit your program.

  5. Delivery or installation arranged

    We deliver to site or install ourselves, coordinated with you and any crane or access requirements.

Accurate cutting for construction and fabrication components, produced from your drawings, dimensions or digital files, for one-off pieces and repeat batches.

About

Fifteen years in the trade

Jagpal Singh has worked in residential steel since 2011, and has run Southeast Const. for the past eight years. What began as structural steel supply and installation now covers renovation work, custom laser cutting and full project management.

Having the divisions under one business changes how a job runs. When the steel for an opening is fabricated by the same team removing the wall, there is no supplier to chase, no gap between trades, and no argument about whose measurement was wrong. On a managed build it means the structure is never the thing holding up the program.

Our approach is straightforward. We read the drawings properly, raise questions early rather than on the day of install, hold the dates we commit to, and tell you promptly if anything changes. Most of our work comes from builders calling us back for the next job, which is the measure we pay attention to.
